A Leaking Flat Roof in Cricklewood

A customer in Cricklewood got in touch after water started coming through the ceiling below their flat roof. It had been leaking for some time and the water ingress was starting to cause proper damage inside the property, so it needed sorting rather than left to get worse. With the decking sorted, we fitted a three-layer, high-performance torch-on felt system finished in charcoal. This included two underlay layers, one with a mineral finish, covering an area of three metres by six metres. Torch-on felt of this type suits flat roofs that take a battering from the weather, and the mineral cap sheet gives good long-term resistance against sun and rain. The whole flat roof replacement was completed within a single day, which kept disruption for the household to a minimum.

Flashing, Guttering and Ventilation

We fitted new lead flashing to the rear wall where the roof meets the brickwork, along with new guttering to carry water away from the property properly. Ventilation was also improved as part of the job, which helps stop condensation building up under the felt further down the line. Getting the detailing right around edges and upstands matters just as much as the felt itself. Most flat roof leaks start at a flashing or a joint rather than out in the open middle of the roof.

Fascias, Guttering and the Finished Job

While our team had access, we also replaced the UPVC fascias and gutters, so the whole roofline was brought up to a consistent standard rather than leaving old fascias sat under a new roof. Insulation was fitted beneath the felt to help with heat loss through the roof deck, which should make a difference to the property over the colder months.
