When a homeowner in Harrow got in touch with HighPoint Roofing And Building, their flat roof had reached the end of its serviceable life. Years of wear had taken their toll, and the roof had begun to leak — a familiar story with ageing felt systems that have simply run their course. With our 20% discount available, the customer decided the time was right to invest in a proper, long-lasting solution rather than patch over a problem that was only going to worsen.
Before any new material could go down, the existing roof structure needed attention. There was damage to the decking that had to be addressed first, so we fitted 18mm OSB boards to create a sound, stable base across the 30 square metre roof area. Getting the substrate right is every bit as important as the covering itself — a flat roof system is only as good as what sits beneath it, and cutting corners at this stage is something HighPoint Roofing And Building simply won't do.
For the new roof covering, we specified a three-layer high-performance torch on felt system. This involved two layers of high-performance underlay followed by a mineral finish top layer, giving the roof genuine depth of protection against the elements. Torch on felt remains one of the most reliable and widely trusted systems for flat roofs in the UK, and when it's installed correctly with quality materials, it performs exceptionally well over many years. The customer chose a charcoal finish, which gives the completed roof a clean, contemporary appearance that sits well against the rest of the property.
The job also included new lead flashing fitted to the rear wall, replacing what had been there before and ensuring a watertight seal where the roof meets the vertical surface — a junction that is often the source of leaks on flat roofs when the flashing deteriorates or was poorly fitted originally. We also improved the roof ventilation as part of the works, which helps manage moisture and condensation within the roof build-up and contributes to the long-term performance of the system. Insulation was incorporated into the flat roof construction as well, improving the thermal efficiency of this part of the home.
While we were on site, we replaced the fascia boards with UPVC fascia edging, finishing the roofline neatly and providing a low-maintenance detail that complements the new felt system. It's the kind of additional work that makes practical sense to carry out at the same time, saving the customer the disruption of a return visit further down the line.
The entire project was completed in a single day. That's a reflection of the preparation that goes into every job — arriving with the right materials, the right tools, and a team that knows exactly what they're doing. There was no need for building regulations approval on this project, keeping the process straightforward for the homeowner.
The transformation between before and after was, in the customer's own words, amazing. What had been a tired, leaking flat roof — a source of stress and ongoing damp — became a clean, well-finished, fully weatherproofed surface built to last. HighPoint Roofing And Building back the work with a 10-year guarantee, so the customer can have complete confidence in what's been installed.
