A Flat Roof Job in Enfield

This property in Enfield, EN1, had been suffering with major leaks for some time. The customer got in touch after seeing our 20% discount offer and decided it was the right moment to sort the roof out properly rather than keep patching it. Once we had a look at the roof, it was clear a full flat roof replacement was the only sensible option.

The old covering had failed in several places and water had clearly been getting in for a while. We agreed a start date and cleared the job in a single day, from strip-off to finished roof.

What We Found Once We Got Up There

Stripping the old felt back showed the decking underneath was completely rotten. There was no salvaging any of it, so we removed the lot and replaced it with new 18mm OSB boards throughout. Trying to lay a new covering over failing timber would only have stored up problems for the future, so this stage mattered more than anything else on the job.

The New Roof System

Once the new decking was down and checked over, we fitted a three-layer torch-on felt system using Rose products, with two underlay layers and a top layer finished in charcoal mineral. This gives a solid, weathertight build-up that's well suited to flat roofs in this part of London, where standing water and exposure can wear a poorer system down quickly.

The charcoal mineral finish was the customer's choice, and it gives the roof a neat, uniform look once everything is laid and bonded down.

Fascias and Finishing Touches

While we were up there, we also fitted new UPVC fascias along the edge of the roof. Old timber fascias tend to rot and warp over time, particularly where a roof has already been letting water through, so replacing them alongside the new covering made sense rather than leaving a mismatch of new roof and tired trim.

No lead flashing, valleys or box gutters were needed on this particular roof, and there was no additional ventilation work required either. It was a straightforward re-roof rather than a repair, focused on getting the deck, covering and fascia line all sorted in one visit.

Timeframe and Guarantee

The whole job, including the full decking replacement, was completed in a single day. That's not unusual for a flat roof of this size once the old covering and rotten boards are stripped back and access is straightforward, though the decking issue meant there was more to do than a standard felt overlay.

The work carries a 10 year guarantee, and as with every job we do, it was covered under our public liability insurance from start to finish. No scaffolding was required for this particular property, which helped keep things moving.

The Result

The finished roof is a marked improvement on what was there before. The old roof was letting water in and the decking underneath had given way; the new torch-on felt system with its charcoal finish and fresh UPVC fascias gives the customer a roof that's sound and should stay that way for years to come.
