End-of-Life Roof Replaced in London

This London property had reached a point where repair was no longer a viable option. The existing roof was leaking and had simply come to the end of its serviceable life. Scaffolding was erected before work began, ensuring the job could be carried out safely and to the standard our team demands on every project. The full replacement was completed over three days.

Materials and Specification

All new treated timbers and battens were installed as the foundation for the new roof covering. We used charcoal Marley tiles alongside a breathable membrane felt conforming to British Standards — a modern underlay that allows moisture vapour to escape from the roof structure while preventing water ingress from above. The customer selected a rustic red finish for the tiles, which suited the property well.

A dry ridge system was fitted at the ridge line, doing away with the traditional mortar bed that can crack and fail over time. This provides a far more reliable and longer-lasting finish. Lead flashing and valleys were also replaced as part of the works, and roof ventilation was improved to support the breathable membrane system installed beneath the tiles.

Additional Works Carried Out

While the team was on site, the chimney was removed and new UPVC fascias and guttering were fitted. Addressing these elements at the same time as the re-roof made practical sense — the scaffolding was already in place, and it avoided the need for a separate mobilisation further down the line.
